Buying or selling a property or home these days is a no joke now. Searching for homes in excellent locations such as Bahria town Karachi or golf city, and engaging with a trusted dealer or agent to accomplish the task is not as easy as it was generations ago.
The process of buying and selling used to be a slow-paced and methodical communication cycle between the buyer and seller, space (both physical and virtual) between the real estate agent and the client was much larger. As the buyer sees the ad in a newspaper or some ‘for sale’ sign at the property, he would straight away call the real estate agency or his agent to get some information only if he is actually interested in buying it and then move on for the further dealing. Or they would just walk into the open house solo staying anonymous throughout the process.
But today the world is a global village connected virtually through the internet. In this digital age buyers also live online. They just have to click, email or text the most trusted and reputable agent of the town to get connected and engage in the actual process within hours. But does this proves the seriousness of the buyers? No.
To make the dealing all easy for the well-intentioned agents with the over-eager shoppers, here is what both sides must know.
How to identify the real customer?
As the consumer comes first, the agent should be smart enough to qualify their client, if he is a legit serious buyer or just someone looking for options.
What happens usually is that some consumers relish the attention they receive from this new “friend” who will drive them places, show them around, and teach them something new about the world of real estate. They think they are on some venture where they will see new places and take rides around the city for free.
To help themselves from this wastage of time and effort, the dealers or agents should ask lots of questions to your new client before offering more of the precious time and cashing a paycheck that doesn’t exist.
So how should buyers act?
All the customers must realize the fact that a real estate agent is not their personal agent, they should be mindful of how things work once they start seriously engaging. It is important to understand that buying a home is a complete process that doesn’t happen overnight. From clicking the photo of a master bedroom till getting its keys in the hands, many months come in between.
